We were finding we had clients who wished to invest directly
in real “bricks and mortar” property but did not
require a property themselves.
We have therefore set up arrangements with two leading SIPP
providers for Syndicated arrangements where we get together
a group of 8 to 12 individuals who put all or part of the
pension funds into a group SIPP and together with any borrowing
use the money to buy a property.
The likely purchase price is around 1 Million giving access
to prime retail units, retail warehousing etc. The property
is sourced and managed by specialist Commercial Property companies.
It is agreed at outset how long the property is to be held
for and on disposal the tax-free proceeds are paid into every
members SIPP in the same proportion as their original investment.
During the course of the syndicate the excess rent over any
borrowing costs etc are also credited to members SIPP accounts.
As part of the Syndicated package agreements are provided
to cover all eventualities that may arise e.g. a member dying,
a member wishing to transfer out etc.
